The honest answer is this: a roof rarely fails in one big moment, it fails in patterns. Below is what we look for on an inspection, and when it is smarter to repair versus plan a full replacement.
There is no single lifespan, but there are typical ranges. Concrete interlocking tiles are commonly budgeted at around 40 to 60 years. Natural slate can do 75 to 100 years and more when the slate meets BS EN 12326-1 and it has been detailed properly. The catch in Scotland is exposure: gusty wind and driven rain test every fixing, every ridge, and every verge. If a roof was laid with light fixing, tired battens, or old felt that has gone brittle, it can “age” fast even if the tiles still look presentable from ground level.
We see it a lot on older Stirling stock, especially 1900s villas and 1930s semis. Look closely at the details that carry water. Valleys should run clean and even, without staining that keeps returning. If you have leadwork that has split, lifted, or been smeared with mastic, that is a sign the flashing is at end of life. We normally use Code 4 lead for soakers and Code 5 where it takes more punishment, like wider flashings and some valley work, depending on the detail. Also check your eaves line. If the fascia and soffit are soft, the gutter is pulling away, or you can see daylight at the eaves, it often means the first metre of timber has been wet for a long time. That is where fascias, soffits, and guttering tie directly into roof health.
A quick local example: we re-slated a villa just off Henderson Street in Bridge of Allan where the owner kept replacing a couple of slates every winter. The real issue was the original underlay and battens, plus tired lead at the front valley. From the pavement it looked fine, but the roof was letting wind driven rain track under the slate gauge. Storms are where marginal roofs get found out. Storm Babet in October 2023 dumped extreme rainfall in eastern Scotland and exposed every blocked gutter and tired valley. Storm Isha and Storm Jocelyn in January 2024 brought widespread gusts in the 69 to 81 mph bracket, and we were back on familiar streets in Stirling and Dunblane making safe ridges and verges. Then Storm Éowyn in January 2025 was another reminder that high wind is not a once a decade problem, it is regular now. If your roof sheds tiles in every named storm, the fix is not to keep putting the same tile back.
After a wind event, what we look for is whether the roof meets the intent of BS 5534: mechanical fixings, correct batten gauge and condition, and proper restraint at ridge, hip, and verge. If you have a mix of old repairs, mortar ridge patches, and tiles that are not mechanically fixed, wind uplift will keep lifting the weakest areas first. You also get secondary damage, water driven under the covering wets the battens, nail holes elongate, and you end up with repeat slippage. If you are thinking about insurance, move quickly. Insurers commonly cover storm damage, but disputes often come down to storm versus wear and tear and whether the storm was the main cause. Get photos and video the same day, note the date and time, and keep any loose slates or tiles if safe to do so. A short roofer report that says what failed, for example ridge mortar blown out, lead flashing torn, or tiles uplifted, can help. Leave it months and it often gets treated as gradual deterioration.
This is the kitchen table conversation. If the problem is localised, the substrate is sound, and we can identify a clear moisture path, repair makes sense. That might be a handful of slates, a valley clean and reline, or renewing a run of lead soakers. If you have widespread issues, multiple elevations affected, recurring slippage, or underlay that is failing across the roof, replacement usually wins. The biggest mistake I see is spending £250 here and £400 there for two years, then still having to strip the roof, plus now the timbers are worse.
On older slate roofs around Stirling, the slate can outlive the fixings. If the nails are corroding, you get nail sickness. Slates start to slip even on calm days, then a gust finishes the job. At that point, doing isolated repairs can be false economy because you cannot fix nail sickness without stripping sections. On concrete tile roofs, a common trigger is discontinued profiles.
