Felt is still the right answer for most domestic flat roofs under 30m². Three-layer torch-on with a mineral cap-sheet is bombproof for the price, and a typical garage costs less than a long weekend’s holiday. We don’t do single-layer pour-and-roll work, every felt roof we lay is built up properly.

Larger flat-extension roofs sit higher; spec, deck condition, insulation and access all push the figure about. Different firms land in different places too — larger outfits with bigger overheads tend to price firmer than a small directly-employed local team like ours. Until we’ve measured up, any number is just a starting point.

Deck condition. Soft OSB needs replacing before the felt goes down.

How long does a torch-on felt roof last?

15–20 years on a properly built three-layer system. We guarantee 15 in writing on every job.

On small roofs and garages, felt is cheaper and just as durable. On larger flat extensions, EPDM is usually the better long-term spec.

Do you lay it in winter?

Yes, torch-on is fine down to about 4°C. We work right through the year unless it’s actively raining.

Only if the deck is sound and there’s no trapped moisture, usually we recommend a strip-and-replace for a clean 15-year guarantee.
