How much does a new roof cost in Scotland?

Honest answer: any number we put in writing here would be misleading. An online quote calculator might give you a ballpark for a typical three-bed semi, but the real figure moves with access, scaffolding, sarking condition, the slate or tile specified, and the company doing the work. Bigger national outfits carry serious overhead and price for it; a small directly-employed local team like ours can usually be more competitive without being too small for the job. We give a written quote, usually within 2 working days of a free survey — that’s the figure that actually matters.

In most cases, no, like-for-like replacement is permitted development. Conservation areas (Stirling Old Town, Bridge of Allan, Dunblane Cathedral, Linlithgow), listed buildings and any change of materials usually require consent. We’ll tell you what’s needed before any work is booked.

A standard semi takes 5–9 working days once the scaffold is up, weather depending. Larger Victorian villas with leadwork and chimneys can run 2–3 weeks. We give a programme date, not a vague ‘a couple of weeks’.
