A roof is a system, not just a covering. Sarking, membrane, batten, fixings, lead, ventilation and the covering itself all have to be specified together for the pitch, exposure and house-type. We design the whole stack on every job and we give you the line items in writing.

That’s only a starting point. The real figure moves with access, scaffold weeks, sarking condition, leadwork detail and the covering specified — and it varies by company too. Bigger national outfits carry serious overhead and price for it; a small directly-employed local team like ours can usually come in more competitively without being too small for the job. Until we’ve been on the roof, any number is a guess.

What moves the cost

Roof size. Single semi vs detached villa changes scaffold and labour days.

Pitch and access. Steep mansards and end-of-terrace need more scaffold.

Covering choice. Welsh slate roughly twice the per-m² rate of Spanish.

Sarking condition. Rotten boards add timber and labour to the strip.

Leadwork detail. Chimneys, valleys and parapets all add lead metres.

Distance from yard. Anything past 25 miles adds travel time.

How long does a full roof take?

5–9 working days for a typical semi once the scaffold is up. Two to three weeks for larger Victorian villas with leadwork.

Like-for-like covering is permitted development. Material changes, conservation areas and listed buildings need consent, we handle the paperwork.

Can I stay in the house during the work?

Yes. The roof’s exposed for a day or two during the strip, but we tarp every evening and the inside stays dry and usable.

Typically 10 years on a standard re-roof, 15 on felt systems, 25 on natural slate. Written, signed, kept on file, and subject to our terms. Workmanship cover is separate from any manufacturer product warranty on selected systems.
