What a re-roofing job covers

When repairs are coming round more than once a year, a planned re-roof is cheaper than the patches. We’ll survey the whole roof, give you a written programme with a fixed end-date, and re-cover the lot in one trip with one scaffold.

Slate sits above tile, detached above semi, Victorian villas above either. The real figure moves with covering choice, sarking condition, leadwork detail and scaffold weeks — and with the firm doing the work. Larger contractors carry serious overhead and price for it; a small directly-employed local team like ours can usually be more competitive without being too small for the job.

What moves the cost

Existing covering. Stripping slate takes longer than tile.

New covering. Slate roughly 50% above tile per m².

Sarking. Open sarking repair vs full breather membrane upgrade.

Leadwork. Number of chimneys and valleys.

Scaffold weeks. Programme length drives scaffold hire.

Roofing FAQs

The questions we get asked most often on the survey doorstep.

How do I know I need a full re-roof?

Three signs: leaks in more than one location, visible ridge sag, daylight through the sarking. If two of those three apply, it’s usually re-roof time.

5–9 working days for a typical semi, 10–15 for a detached, 15–25 for a Victorian villa with leadwork.

Written workmanship guarantees on qualifying work — typically 25 years on natural slate, 15 on tile and felt — subject to our terms. Manufacturer product warranties apply separately on selected systems, subject to manufacturer terms.

Will you guarantee the whole roof?

Sometimes, single-elevation strips are possible on detached property if budget is the issue. We’ll be honest about whether it makes sense.

No. We tarp every evening, the inside stays dry, and you can use the house normally.
