On a typical three-bedroom semi that adds up to a five-figure job once scaffold and standard leadwork are included. The real figure moves with access, slate spec, sarking condition and lead code — and with the company doing the work. Larger contractors carry more overhead and price for it; a small directly-employed local team like ours can usually be more competitive without being too small for the job. We only commit to a number after a survey.

What moves the cost

Access. Detached and end-of-terrace need more scaffold than mid-terrace.

Scaffold duration. Bigger roofs sit up longer, three-week hires cost more than one.

Sarking condition. Rotten boards or sagging rafters add timber and labour.

Slate specification. Welsh slate is roughly twice the per-m² rate of Spanish.

Lead detailing. Code 5 valleys and chimney aprons cost more than Code 4.

Distance from Stirling. Anything beyond ~25 miles adds travel and overnight kit.

Should I repair or replace my slate roof?

If fewer than 15% of the slates are perished or slipping and the timber sarking is sound, we can usually repair indefinitely. Beyond that, a planned re-slate works out cheaper than recurrent repairs over five years.

Welsh slate: 100–150 years. Spanish slate: 60–100 years. Scottish slate: routinely 100+ years where the original sarking is intact. The fixings (nails, lead) usually fail before the slate does.

Almost always. We carry Spanish slate that blends with most Scottish stocks, and we can source genuine Scottish slate (Ballachulish, Easdale) for conservation work. We bring samples to every survey.

Do I need scaffolding?

Yes, for any work above the gutter line. We arrange scaffolding within the quoted price, no separate hire bill at the end.

Some 1950s–80s ‘slate’ is actually asbestos cement. If we suspect it on survey, we arrange a HSE-compliant strip with a licensed contractor before re-slating begins.

Traditional Scottish work uses copper or stainless steel nails. We can also fit slate hooks for exposed sites, common on the Ochil-foothill towns like Dunblane and Bridge of Allan.
