What a external painting job covers

External paint is a 10-year proposition, not a 3-year one, if you spec it right. Wash, repair, prime, two coats of breathable masonry, all done in a single dry spell. We use Sandtex Highbuild and Dulux Weathershield Smooth on most jobs and Beeck mineral paint on heritage stone.

Pressure wash and biocidal treatment

Crack repair with Toupret masonry filler

Two coats of trade-grade masonry paint

Annual touch-up service available on contract

Repointing of failed mortar joints

Stabiliser primer on chalking surfaces

Mask and protect windows, doors, slate-cills

Spot fixes sit at the lower end; storm jobs needing a tower scaffold and a day’s labour run higher. Real cost depends on access, materials, time on the roof and travel. It varies by company too — bigger firms have to recover heavier overheads on every visit, while a small directly-employed local team like ours can usually be more competitive on small repair work without cutting corners.

What moves the cost

m² coverage. Walls drive material and labour.

Surface preparation. Crack repair and chalk stabilisation.

Coating choice. Mineral paints roughly 3× standard acrylic.

Access. Cherry-picker vs scaffold vs ladder.

Number of coats. Three coats on chalky old paintwork.

Roofing FAQs

The questions we get asked most often on the survey doorstep.

How long does external paint last?

Trade-grade masonry: 10–15 years. Mineral paints on stone: 20+ years. Cheap retail acrylic: 3–5 years and worth every penny less.

No, we strip back to sound substrate and use a stabiliser. Painting over chalk is throwing money at a wall.

What time of year do you paint?

March to October typically, we need a dry spell for the cure. We don’t paint in active rain or below 5°C.

Breathable masonry coatings (mineral, silicone-resin) help. Trade acrylics seal damp in, we won’t apply them to walls with active rising or penetrating damp.

Need external painting in Central Scotland?
