What a fascias, soffits & guttering job covers

Most rotten roof timbers don’t fail at the rafter, they fail at the fascia, where wet rot from a leaking gutter has been working in for years. Replace the rainwater goods properly with a vented soffit and you stop the rot at source. We do the lot in one trip.

Strip of existing fascia, soffit, gutter and downpipe

uPVC capping over sound timber, or full timber replacement

112mm half-round or 125mm deep-flow gutter to spec

Lead apron under leading edge of slate or tile

Inspection of rafter ends and remedial timber as needed

Vented soffit boards to BS 5250 for cold-roof ventilation

65mm round downpipes with shoes to drains or soakaways

Front-and-back of a typical semi in white uPVC sits roughly there; full perimeter on a detached, painted timber, or cast-iron-effect aluminium all push it higher. Material, rafter condition, downpipe count and access all move the figure. So does the firm doing the work — bigger contractors price for bigger overheads, while a small directly-employed local team like ours can usually come in more competitively without being too small for the job.

What moves the cost

Material. Painted timber roughly 30% above maintenance-free uPVC.

Rafter rot extent. Soft rafter ends need cutting back and splicing.

Gutter spec. Cast-iron-effect aluminium roughly 3× uPVC.

Number of downpipes. Bay windows and bays add downpipe runs.

Access. Three-storey terraces need full scaffold.

Roofing FAQs

The questions we get asked most often on the survey doorstep.

uPVC or timber?

uPVC is maintenance-free for 25 years and works on most modern property. Painted timber is the sympathetic answer on Victorian villas and listed buildings.

Only if the timber underneath is sound. Capping over rot just hides the problem until it gets worse. We strip and inspect first.

How long does a uPVC system last?

25–40 years on a quality install. The colour-stable boards we fit (Freefoam, Eurocell) hold the white finish for the duration.

If they’re sound, yes, we re-fit them on new brackets after the timber work. Most are beyond economic repair after 80–100 years.
